Investment Philosophy

How we decide what to own, and what we look for when someone brings us a property or a business.

We Start With Demand

Every investment we make begins with the same question: what is changing, and who needs something because of it? We study where people are moving, where jobs are being created, and what customers are asking for that they cannot easily get today.

Markets do not move all at once. Demand shifts before supply catches up, and that gap is where the work is. We would rather understand one market properly than hold a passing opinion about ten.

Then We Test the Asset

A growing market is the beginning of the analysis, not the end of it. Plenty of bad investments sit in good markets.

So we separate what can be verified today from what depends on assumptions about tomorrow. Rent rolls, operating costs, financing terms, and construction bids are facts. Absorption, future rents, and exit timing are assumptions. We are careful never to confuse the two, and we want to know what happens to the plan when the assumptions are wrong.

Real Estate First. Select Businesses, Too.

Real estate is the foundation of our investment activity. We also consider operating businesses where we understand the market, the economics, and the work ahead. In both, we bring the perspective of owners rather than spectators.

Development and Repositioning

Land, development, and existing properties where a practical plan can meet a real need. Location, approvals, construction costs, and demand all have to support the project.

Changing Markets

Places where jobs, people, and spending are moving faster than the supply of space or services that serves them.

Better Ways of Operating

Properties and businesses where the old approach has stopped working, and a better use or better operations can meet the need.

What We Look For

These are the questions we work through on anything brought to us. They are not a checklist to pass, and a deal can be interesting and still be the wrong fit for us.

A Sensible Acquisition

The price, operating costs, and financing have to support the business plan.

Demand We Can Explain

Who needs this property or business, and why? Tenants, customers, employment, and competing supply.

A Clear Fit for Our Strategy

Investments we understand, where our experience is relevant to the work required.

The experience, judgment, and capacity of whoever is responsible for doing the work.

Why this asset? Why this market? What can we improve? And what happens if things don’t go to plan?
